PropertyForce

PropertyForce is a powerful property management/maintenance system designed to be used by all levels of personnel. PropertyForce facilitates the operational activities of the maintenance shop while also compiling historical data for analysis of maintenance shops, budgets, cost allocation and building maintenance. Projections and planning requirements are simplified using established algorithms and trends analysis. When combined with TaskForce and PartsForce, it forms a key component of an enterprise-wide asset management solution. Labor, parts and commercial costs entered on work orders update the maintenance cost history for each asset (property) interactively. These costs are categorized by repair type and reason for repair, and may be sorted by class of property, cost center, and other accounting structures.

The PropertyForce system is made up of user-friendly menus, input screens, reports and data files. Data entry into the system can be completed either on-line or in batch form. Work order screens are provided for labor, parts, and commercial repairs. An extensive asset/property master file with Preventive Maintenance (PM) schedules is included. An employee master file includes skill levels, shift schedules and both direct and indirect labor analysis.

Creating, updating and tracking work orders for structures requiring attention can be a logistical and paperwork nightmare for the maintenance shop. PropertyForce provides the shop crew with the necessary tools to identify, enter and report problem actions. Categories and repair types, providing an overall picture of efficiency, record the related charge, and use of resources.

The work order becomes the work authorization and contains instructions to the mechanics regarding what needs to be diagnosed and/or repaired. Activity monitoring is accomplished by tracking active work in progress; incomplete work orders listings, and reviewing work order printouts.

Work orders contain maintenance (parts, labor, commercial), usage, and a description of what was done on each problem completed. Starry Associates, Inc can provide integrated links between PropertyForce and your financial management system.

The reports assist you in spotting trends and exceptions requiring management action. Comparisons of reported costs for parts, labor, commercial work, fuel, etc., are displayed to aid in trend and budget analysis.
